Historic Downtown Pendleton

With a rich history spanning more than 200 years, Pendleton maintains the small-town feel and southern charm that originally made it a popular location as a summer retreat for plantation owners. Today, more than two dozen restaurants, shops, and art galleries surround the historic Pendleton Village Green.

On the grounds of the Green itself, history buffs enjoy the Guard House, built in 1860, as well as the Farmer’s Society Hall: a Greek Revival-style gem constructed in 1826. The Farmers Hall is particularly noteworthy as the location where Farmers Society President Thomas Green Clemson first laid the plans for the school that now bears his name: Clemson University.

At the center of the Falls of Meehan community is the 100-year-old farmhouse originally owned by the Meehan Family. Refurbished by community developers in 2015, this well-known landmark was featured in historic home tours of Pendleton and has served as the location for the Christmas in Olde Pendleton holiday celebration.

Our Design Center is located within the converted garage of our model home, the 2135 plan. This home includes a first-floor master bedroom and two additional bedrooms upstairs, along with a loft and a bonus room that can be used as a spacious upstairs bedroom as well. The model includes many of the available options and upgrades, giving homebuyers a first-hand look at the possibilities for their own home.

Great House Plans

The Falls at Meehan offers a total of 7 house plans, all named after the total square footage of each design. Available designs range from 1498 to 2135 sq.ft. and include both 1- and 2-story models; the latter include options for having a finished room above the garage as well.

Floor plans allow homebuyers to choose among a variety of living arrangements, such as first-floor master bedrooms or all upstairs bedrooms; open floor plan living/dining rooms or separate dining and great rooms; and laundry rooms accessible through the garage and either through the kitchen or through the great/living room.

Additional options are available for the exterior of the home, with elevation choices including a Craftsman style. Also, a plan that will include a basement option is under development, as the community does offer homesites that allow for basements.

Once you’ve chosen your home site and floor plan and your home purchase is under contract, you have the opportunity to choose the details that will make the house feel uniquely yours. Within 30 days, you’ll meet with the Falls at Meehan Sales Associate/Design Coordinator, Cathy Pinion, at our Design Center in the model home’s converted garage. There, you’ll look through samples of flooring, cabinets, countertops, exterior siding and more — so that the look and feel of your home is exactly right.

USDA 100% Financing

If you’re interested in buying a home at Falls of Meehan but not sure about your ability to secure a traditional mortgage, USDA financing may be an option. USDA loans are extended to eligible homebuyers with a good credit history and have several attractive benefits such as below-market interest rates and no cash down payment required. There are two main USDA loan programs that apply to homes in the Falls of Meehan development: Single Family Housing Guaranteed and Single Family Housing Direct. In order to qualify for USDA 100% financing using either of these programs, certain income limits do apply.
